Property Names

4. Property Sales & Transactions
ATP assists buyers and sellers throughout the property acquisition process by providing market guidance, facilitating communication, arranging inspections, and coordinating with professional advisors where appropriate.
Unless expressly agreed otherwise in writing, ATP is not a contractual party to any sale transaction.
The final purchase agreement, legal structure, payment arrangements, and due diligence remain the sole responsibility of the buyer and seller.
5. Property Viewings
Property inspections are arranged strictly by appointment.
Certain properties represented by ATP are marketed discreetly and are therefore not publicly advertised. Access to such properties may only be granted to qualified prospective buyers after consultation with ATP and the property owner.
ATP reserves the right to decline property viewings where appropriate.
6. Buyer & Seller Responsibilities
Buyers are responsible for independently verifying all matters relevant to their purchase, including ownership, zoning, permits, certificates, taxes, utilities, access rights, development regulations, construction feasibility, financing, and any other matters affecting the property.
Property owners remain solely responsible for ensuring that all information supplied to ATP is accurate and that all required permits, approvals, certificates, and legal documentation comply with Indonesian law.
ATP cannot be held responsible for inaccuracies supplied by buyers, sellers, or third parties.
7. Third-Party Professionals
ATP regularly works alongside independent notaries (PPAT), lawyers, architects, engineers, surveyors, contractors, consultants, and other professional service providers.
These professionals operate independently from ATP.
The selection and appointment of any third-party advisor remain entirely at the discretion of the buyer and seller.
ATP cannot be held responsible for any advice, services, delays, costs, omissions, negligence, or professional opinions provided by third parties.
8. Limitation of Liability
ATP acts in good faith to provide accurate information and professional guidance throughout the buying and selling process.
However, ATP shall not be liable for any direct or indirect loss, damage, financial loss, investment loss, delays, inaccuracies, legal disputes, government decisions, permit refusals, zoning changes, financing issues, force majeure events, or other circumstances beyond its reasonable control.
ATP accepts no responsibility for disputes arising between buyers, sellers, government authorities, contractors, or third-party professionals.
